TestFit Glossary
Interface & Navigation
Navigation Tree (Nav-Tree) — The panel on the left side of the TestFit window that organizes a project into tabs (Schemes, Sites, Data) and lists every element in the project hierarchically. Selecting an item here surfaces its settings in the Properties Panel.
Properties Panel — A contextual panel that dynamically displays the input fields and settings for whatever element is currently selected in the Navigation Tree or on the Canvas.
Canvas — The main workspace where a design is built, viewed, and measured, including map, satellite, or background-image underlays and the 2D/3D views.
Data Output Panel — The panel that reports project analytics across tabs such as Tabulations (site overview), Development (financial metrics), Schemes (design comparisons), Errors, and Rendering.
Preset Selector — The control next to a layer or region that lets a user swap in a different preset (for example, changing the space type within an amenity area) without rebuilding the layer from scratch.
Compass — The on-canvas tool showing True North and Project North that lets a user rotate the canvas and set or reset the project's north-facing orientation.
Preferences — The application-wide settings menu (TestFit > Preferences) for configuring options such as interface scale and measurement units before starting a project.
Measure Line / Measure Circle / Measure Polygon — Canvas measuring tools: Measure Line calculates the distance between two points, Measure Circle sets a center and radius to measure a circular area, and Measure Polygon calculates the area of a shape defined by three or more clicked points.
2D/3D Button — The toggle in the viewer that switches the project view between a flat, top-down plan (2D) and a perspective model (3D).
Shadow Studies — An analysis mode (under Shadows settings) that lets a user adjust date and time to see how sunlight and shadows fall across the site throughout the day or year.
Heatmap Studies — A daylight-analysis visualization (under Shadows settings) that shows the distribution of light intensity across a site at a given time.
Context Buildings — Surrounding real-world structures near a project site that can be toggled on or off in the 3D viewer to show how a design relates to its neighbors.
Orbit — An automated, continuous rotation around the 3D model, started with a right-click-and-flick gesture and stopped with a left click.
Shortcut Keys — TestFit's set of keyboard shortcuts for common actions, including navigating and managing Generative Design solves.
Site & Project Fundamentals
Deal — The overarching project file that holds one or more schemes.
Site — The top-level container for a development project — the defined geographic boundary within which planning and analysis occurs, holding regions, layers, easements, and other elements. A site can be resized, merged, split, or created as multiples within a single deal.
Site Node — One of the individual points that define the shape of a site's boundary. Nodes can be dragged to resize the boundary, or shift-clicked to insert a new node.
Parcel / APN — A parcel is a selectable land unit, typically sourced from public property data (US/Canada), that can be combined with others to build a site's boundary. The APN (Assessor's Parcel Number) is one way to locate a parcel.
Metes and Bounds — A method of defining a site boundary by entering boundary coordinates directly; the last point can be skipped since the shape auto-closes.
Background Image — An imported JPEG or PNG (such as a survey or site photo) placed on the Canvas as a scaled, positionable underlay for reference while building a site.
Map Data Layers — Overlays of external geographic and regulatory datasets — such as USA Parcels, Elevation, FEMA Flood Zones, Wetlands, Soils, Zoning, Power Plants, and Major Utilities — that can be displayed on the Canvas and, in some cases, used to auto-generate easements. The Elevation layer specifically shows topography as contour lines with an adjustable interval.
Project North — The directional orientation assigned to a project (as distinct from true geographic north), set from a property line, a drawn line, or a direct angle entry on the Compass.
Survey Benchmark — A user-placed reference point on a site recording a ground elevation (auto-detected or manually overridden) that becomes the reference TestFit uses for cut-and-fill calculations. A placed benchmark can't be removed, only reset by placing a new one.
3D Terrain — A 3D visualization mode showing a site's real topography, in which building typologies automatically reposition based on the site's Cut and Fill settings.
Map View / Satellite View — Canvas background modes: Map View shows standard cartographic elements (roads, public-area callouts, estimated building outlines), while Satellite View shows aerial imagery from a selectable provider (ESRI, Mapbox, or Google Maps), each differing in resolution, update frequency, and labeling.
Site Credits — A consumable, usage-based resource drawn down when locking a premium or custom preset onto a site; the portal shows Credits Used and Credits Available. One credit covers the locked area for the whole file — additional sites created later inside that same locked rectangle are free.
Site Intelligence Add-on — A feature set that overlays geographic and environmental data onto the site canvas — parcel boundaries, topography, flood zones, wetlands, soils, zoning, power plants, utilities, and map/satellite imagery — to inform early site decisions. It also enables Cut and Fill earthwork calculations.
Parking Solver — TestFit's mass-based site development product tier giving unlimited, credit-free access to basic massing presets (Surface Parking, Park, Impervious) for laying out and testing parking on a site.
Site Solver — The premium counterpart to Parking Solver: the same mass-based site development capability plus credit-based premium presets with high-detail, typology-specific solving (residential, industrial, retail, and more).
Urban Planner — TestFit's site-planning product for modeling and comparing multiple development scenarios on one property, organizing a project into regions, mass-based spaces, and schemes, with export to tools like SketchUp and Revit.
Data Maps — A mass-based site development feature that organizes a project into sites, regions, spaces, and data layers — used for laying out buildings and parking, applying presets, running multiple schemes, and performing cut-and-fill calculations.
Slice Site / Merge Sites — Slice Site divides one site into two or more sites along a drawn line, letting each portion of a mixed-use or phased project use different settings and be tracked separately. Merge Sites reverses this by recombining a sliced site back into an anchor site.
Regions, Layers & Spaces
Region — A configurable sub-area within a site — described in TestFit as "a site within your site" — that lets a different building typology or development type (a tower, a garden-style building, a park, a pond, a parking lot) occupy its own portion of one site. Regions can be drawn as a rectangle, a custom outline, or a path, and their order in the Nav-Tree determines priority.
Fill Region — A region that TestFit's generative design engine automatically populates with a solved configuration based on the preset and parameters assigned to it, rather than a shape drawn by hand.
Free Region — A freeform region that is drawn and controlled manually — moved, resized, or reshaped by dragging its boundary or nodes — rather than auto-generated.
Dependent Fill Region — A region placed inside the geometry of another region that has already been solved, enabling nested, layered design (a secondary configuration living within an already-resolved footprint).
Layer — An individual design element within a region or building — such as a building, a parking structure, or a units group — that can be copied and pasted between sites, regions, schemes, or deals.
Layer Grouping — A feature that combines multiple layers in the Nav-Tree so they can be moved, rotated, duplicated, or otherwise edited together as a single unit.
Linked Layers — A feature that connects identical layers (Units, Verticals, Stalls, Buildings) across different regions so that editing one automatically applies the same change to every linked layer. Layers can be unlinked at any time.
Pin / Pinning — Locks a building, layer, or region in place so later changes elsewhere on the site won't automatically move or reconfigure it. A pinned item shows a red "M" indicator in the Nav-Tree; dynamic units cannot be pinned.
Path Offset — A way of creating a space by sketching a centerline path and specifying a width, so TestFit generates the space by offsetting the path equally on both sides — a fast way to lay out elongated forms like buildings, corridors, or parking areas.
Space — The generic term for any customizable object added to a site beyond the primary building typology, including Buildings (retail, office, hotel, housing, industrial), Parks, Ponds, Impervious Areas, chalets, clubhouses, parking structures, and void volumes.
Building (space type) — A conditioned or unconditioned building volume added as a space; specialized types (Office, Retail, Housing, Hotel, Industrial, Modular) each carry their own efficiency percentage, load factor, and parking requirement.
Park (space type) — A green-space object with configurable tree density and maturity (size), used to represent landscaped areas.
Impervious Area (space type) — A flat, hardscaped space that increases the impervious coverage value used in site tabulation calculations.
Trees — A configurable landscaping element within a Park space, letting a user set tree density and maturity to generate vegetation coverage automatically.
Roads — A tool for creating custom street layouts, sections, and intersections, including sidewalks, driving lanes, on-street parking, and buffers, using default or new-urbanist road libraries or fully custom ones. Roads can also enclose an area to apply a development preset without a separate formal site boundary.
Connectors — Bridging road or drive-aisle segments that resolve irregular region geometries by linking subdivided areas together; they appear only when a layout requires them.
Presets, Typologies, Schemes & Workflow
Building Typology — A preset template that determines which configurator and parameters TestFit uses to generate a project's buildings and site layout. TestFit's typologies include Higher Density, Lower Density, Parcels (Subdivision), Core-based (Office), Garden, Mass-based, Industrial, Datacenter, and Hotel, each suited to a different development scenario. Switching a typology is not the same as adjusting parameters to match — values that matter in one typology sit at zero in another.
Massing Presets — Basic, credit-free building-shape and site-fill tools (Basic, Blank, Pad, Plaza, Park, Surface Parked, Structured Parking, Impervious, plus Podium – Massing and Wrap – Massing) used for early, low-detail site concepts. They can be used an unlimited number of times.
Premium Presets — High-detail, credit-based typology presets covering Housing, Retail, Hotel, Office, Industrial, Datacenter, and Modular. Applying one requires locking the site area, which spends one credit for the whole file — additional sites inside that locked area are then free.
Custom Preset — A user-saved preset carrying tuned parameters (garage/stall, building, unit mix and databases, circulation, spaces, docks, drive aisles, parking) for reuse, though it does not carry over manual edits or setbacks, which must be redone per site. Locking a custom preset spends a credit like any premium preset.
Scheme — A saved, alternative design configuration or collection of generative-design solves within a deal, letting a user generate, store, and compare multiple design iterations — such as different FAR or parking configurations — side by side.
Manual Mode — TestFit's co-creation tool that converts an auto-generated design's geometry into an editable layout, letting a user directly move nodes, reconfigure corridors, reposition or resize buildings and drive aisles, or remove generated masses. Available (with typology-specific controls) across Building, Higher Density, Low Density/Townhome, Garden, and Industrial designs. An active Manual Mode shows a red "M" indicator, which can be clicked to revert to the automated solution.
Building Preset — A saved, reusable template of building configuration parameters — garage/stall conditions, unit mix, building parameters, parking requirements, drive aisle settings — captured from a customized site so it can be applied to future sites.
Input Panel — The panel holding the adjustable parameters for a selected Building layer in the Nav-Tree, used to refine a generated building's design settings.
Unit Editor — The tool for modifying residential units placed in a building, available in variants tailored to different housing typologies (Higher Density, Low Density, Garden), letting a user swap or adjust unit types after generation.
Default Tabulation Formulas — The standardized calculations TestFit uses to turn design geometry into the metrics shown in the Tabulation report — such as FAR, efficiency, and density — by categorizing building areas (corridors, stairs, elevators, amenities, and more) consistently across every project.
Configuration Options — A control (surfaced as `solution_idx` on the relevant layer) that steps through a solver's alternative candidate arrangements for a given layer — often the fix when a solve looks wrong, and cheaper than reshaping the layer by hand.
Units
Units Layer — The layer used to create and customize residential units within a building, operating either in Dynamic Units mode or via a Kit of Parts library, with variants for Higher Density and Low Density housing.
Dynamic Units — The default unit mode, in which individual units automatically stretch to fill the building footprint while hitting a target unit mix and average size.
Kit of Parts — A structured library of exact, predefined unit floor plans (rather than units that stretch to fit); once a design is converted to a kit of parts, units no longer resize dynamically. The same term also names the Revit-to-TestFit export/import path that turns custom Revit unit layouts into reusable footprints TestFit can arrange across a site.
Unit Mix — The target share of total units allocated to each bedroom type (for example, 2-bedroom units at 35% of the total).
Unit Library — A customizable repository of unit templates — studios through 3+ bedroom units — with attributes like entry location, balcony configuration, and bay extensions, controlling how units populate corridors and corners.
Endcap / Dead-End Unit — A unit located at the end of a corridor; whether these are allowed is a global on/off setting.
Balcony — Exterior unit space with configurable width, depth, inset, height, and placement (left, center, or right); when toggled on, balcony area is included in NRSF.
Units at Height — A feature that varies residential unit types across different vertical ranges of a Higher Density building by duplicating the Units layer and setting a distinct starting level, height span, and unit mix for each instance.
Building Editor — The Low Density tool, opened by selecting an individual unit, for modifying its structural and aesthetic properties — name, width, depth, floor count, bed/bath count, color, staircase, garage, entry, and bay — and how units connect to one another.
Parking & Circulation
Parking (system) — TestFit's parametric parking feature, letting a user choose among structured rectangular garages, structured fill garages, or surface lots, and control stall sizes, drive aisle widths, ramp slopes, access points, and orientation.
Stall — A single parking space. Stall types (ADA, compact, EV, trailer, and others) each carry their own size and color, and can be set by target ratio, exact count, or code requirement.
Stalls Panel — The configuration tool for defining a multi-size stall mix within a garage, including calculation method per type and automatic labeling and data breakdowns.
Tray — A row of parking stalls; the tray count sets how many rows appear in rectangular structured parking.
Drive Aisle — The driveway within a parking layout, defined by a width and a minimum inside turn radius.
Max Run / Max Block Length — The maximum length of adjacent stalls (or a low-density block) allowed before a planter gap, additional drive aisle, or connection road is required.
Padding — The buffer distance between a garage's perimeter and its first row of stalls.
Levels Tall — How many levels high a parking garage is; the starting level setting determines where the lowest tray begins (for example, six levels from B5 leaves one level above grade).
Circulation Type — Defines how a site's internal drive network relates to its buildings, with three shared patterns across typologies: Internal (drives run through the center, buildings face inward), Perimeter (drives run along the outer edge, buildings sit inside), and External (internal drive rows extend outward to connect to surrounding infrastructure, useful for phasing). In Industrial, External circulation is restricted to single-loaded warehouses only.
Surface Parking Manual Mode — A feature for manually editing a surface parking layout — extending or retracting drive aisles, converting or removing stalls — instead of relying solely on the automated solve.
Vehicle Path — A testing tool for drawing and simulating the route of a selected vehicle type (semi-truck, utility vehicle, or compact car) across a site to verify clearance and maneuverability.
Higher Density Parking Types — The parking-layout shapes available in Higher Density: Fill (default, covers the whole site with the chosen parking type), Free (fully manual layout), Rectangular Fill (percentage-based fill), and Expanding Rectangle (constrains parking to a flexible rectangle). Offset, In Warehouse, and Automass are deprecated.
Drive Anchor — A feature that ties a parking drive aisle to a retail building's facade via an alignment point, keeping the drive aisle aligned with (and optionally perpendicular to) the building face even as the building is moved or rotated.
Higher Density / Multi-family
Garage / Gurban Layer — The primary control system for parking layout in Higher Density housing, managing garage dimensions, levels, floor-to-floor spacing, circulation and drive aisles, access points, and ramp placement, with nested Access and Stall layers.
Gurban — Short for "garden-style urban": a Higher Density preset producing roughly four stories of urban units over surface parking rather than a structured garage.
Keys — Hotel-room versions of standard Higher Density massing arrangements (Keys Gurban, Keys Podium Wrapped Units, Keys Tower).
Blocks — Higher Density buildings split, by a maximum block area setting, into separately movable, resizable, and mergeable segments — the basis of block-based high-density design.
Building Layer — The layer governing a residential building's physical structure — levels (podium/wrap), floor-to-floor height, corridor width, courtyard proportions, parapet height, garage lining, and roofline — with available parameters varying by preset.
Amenity Spaces — Configurable non-residential zones within a Higher Density building — retail, back-of-house, common areas, parking, offices — defined by type, square footage, level placement, and conditioning; up to eight distinct areas can be allocated beyond residential units.
Central Cores — A configuration that consolidates a block building's vertical circulation and mechanical systems into one unified location rather than distributing cores throughout individual blocks, and which can extend down into the parking garage.
Verticals / Core — Verticals are the vertical-circulation elements — stairs, elevators, and firewalls — that move people between floors and compartmentalize a building for code compliance. A placed group of these elements, automatic or manual, is called a core.
Structured Liners / Liner Units — Liner units wrap around the exterior of a parking garage. In a lined garage they form a single-loaded ring with the levels above offset; in Structured Liners, the units above stack directly over the liner units, increasing density.
Courtyard Aspect Ratio — A Building layer parameter tying the minimum courtyard opening to building height via a multiplier (a 100'-tall building at a 0.5 ratio yields a minimum 50' courtyard); lower values create tighter courtyards, and a value of 3.0 opens the courtyard completely. A "Distance" mode instead sets explicit minimum X/Y courtyard dimensions independent of height.
Firewall — A fire-separation wall automatically inserted once a building's area exceeds the set maximum building area.
Orthographic — A building-shape setting that, when on, restricts the design to 90-degree angles.
Low Density & Subdivision
Low Density Housing Layer — The layer for designing residential subdivisions using duplexes, single-family homes, and townhomes, controlling building spacing (row gap, back-to-back buffers) and unit features (garages, endcaps, balconies) via the Dynamic Units panel.
Site Exit — An access point — shown as a circle in the drive aisle — where a low-density development connects to the external road network; adjusting it reorganizes the internal drive layout and unit placement.
Low Density Drive Networks — The road hierarchy within a low-density region: Circulation Roads define the region's outer boundary, Internal Roads connect rows of units or parcels to circulation roads, and Connection Roads subdivide long internal rows when a maximum block length applies.
Flexible Parcels — A solver setting that lets parcel shapes flex toward the rear rather than staying strictly rectangular, maximizing land use on irregular or corner sites while still respecting minimum frontage and setbacks.
Bookends / Booked Parcels — An optional setting, available once Flexible Parcels is enabled, that gives proper end lots on interior circulation blocks instead of leaving awkward leftover geometry.
Footprint Type — How a building is sized within a parcel: None, Max Area (fills to capacity), Target Area (flexes depth to hit a target), or Static (fixed dimensions).
Frontage — The street-facing dimension of a parcel; a minimum frontage can be set while letting the rest of the parcel flex toward the rear.
Row Grouping — Groups similar parcel types together in a row (fewer, larger lots); leaving parcels ungrouped typically fits more of them, at higher density.
Organic Circulation — A Subdivision-only circulation pattern using a curved network of drives leading to cul-de-sacs or connected drives, rather than a rectilinear grid.
Garden
Garden Apartment Configurator — TestFit's tool for large sites with multiple prototypical buildings and surface parking, typical of garden-style apartment communities; it rapidly generates initial layouts for evaluating building combinations and site coverage.
Garden Layer — The configuration system for a Garden solve's internals: drive aisle width, turn radius and curb height, row axis orientation, maximum drive length before requiring additional aisles, connector settings, back-to-back building buffers, and tree/impervious-coverage settings.
Garden Unit Editor — A multi-level tool for the Garden typology managing the Garden Library (buildings available to a site), the Building Library (individual building parameters and unit swapping), and the Unit level itself (designing or modifying individual layouts).
Custom Garden Building — A user-defined garden-style building footprint created by tracing an uploaded, scaled architectural image and specifying dimensions, color, floor count, parking stalls, area, and unit count; once saved it becomes a reusable footprint in the database.
Industrial & Datacenter
Industrial Presets — Predefined warehouse configuration templates — Cross-Loaded, Industrial Mixed Yard, Prototype, Single-Loaded, and Urban-Infill — each tied to a different circulation pattern, giving the solver a starting point for generating and optimizing warehouse layouts.
Industrial Library — A customizable database of warehouse configurations — building constraints, dock layouts, parking, freight areas, and office/mezzanine spaces — that can be created once as prototypes and reused across multiple sites.
Bay / End Bay — A bay is the repeating structural module a warehouse is measured in ("five bays deep"). An end bay is an extension added to a warehouse's perimeter, stackable row by row from an edge.
Clear Height — The interior, unobstructed height a warehouse is specified by; TestFit reports it as the floor-to-floor height plus the parapet where one applies.
Single- / Double- / Cross-Loaded — Warehouse loading configurations describing where dock doors sit: docked on one side (single), on two sides (double), or across the building (cross).
Warehouse Editor — A canvas-based tool in the Industrial building database for adding office or mezzanine spaces (default 100'x100') to a warehouse, resizable numerically or via edge grips and repositionable by dragging.
Building Labels — A canvas visualization for Industrial (and other typologies) that displays informational annotations directly on buildings, toggled on from the vertical toolbar with selectable label types.
Randomize Mix — An Industrial feature that uses Generative Design to surface additional warehouse preset variations beyond the single preset initially applied, letting a user filter, sort, and select from a broader range of options.
Wind Rose — A site-planning tool, used mainly for Datacenter, that displays a 15-year historical average of predominant wind direction (sourced from NASA's POWER API) on a compass, letting a user orient buildings and yards to prevailing wind.
Data Centers Library — A customizable repository of datacenter building configurations that can be applied to sites and adjusted or extended through an "Edit Buildings" function.
Power Parameters / MVA — Configurable data-center electrical settings — electrical capacity (MVA/MW per bay), electric efficiency (usable MVA from the site), and Design PUE (Power Usage Effectiveness) — surfaced in the Tabulation tab so plans reflect real power constraints.
Irregular End Bays — A Datacenter preset for creating custom, non-standard bays and yards at a building's ends rather than a uniform rectangular layout, generating dependent layers (typically Admin Space and Office) that can be further customized.
Retail & Core-Based (Office)
Retail Library — A built-in collection of pre-built retail building footprints (coffee shops, fast food, grocery stores, and more) that can be dragged onto a site to instantly see their impact on project metrics.
Retail Assembly — An individual, editable retail building template placed on a site from the Retail Library; each assembly can be duplicated, customized, tagged, and saved as a personalized version.
Drive-Thru — A parametric queuing feature addable to mass-based retail buildings, modeling single- or multi-lane drive-thru flow — entry/exit points, lane width, turning radius, and stacking capacity.
Core-Based Buildings — TestFit's category for configuring office-style structures organized around a central core, using presets, unit databases, and an office load factor.
Office Building Input Panel — The configuration interface for office buildings, controlling levels, courtyard aspect ratio, floor-to-floor height, orthographic mode, single-loaded space fallback, and parapets.
Generative Design
Generative Design (GD) — TestFit's automated design-solving engine that produces multiple candidate site-layout solutions at once from enabled typologies, user parameters, filters, and assemblies, letting a user explore and apply variations rather than manually drafting each option.
Solves — The individual design output options produced by Generative Design; solves outside desired targets are flagged in red but may still be usable.
Pinned Parameters — Controls, available after an initial Generative Design solve, that lock certain values in place so subsequent rounds of solves can be fine-tuned with greater precision.
Solve Filters — Minimum/maximum constraints on metrics (such as unit count) that narrow the range of outputs Generative Design produces; filters can be auto-populated from local zoning data via Zoneomics or added and removed manually.
Site Analysis & Zoning
Zoneomics Integration — A built-in connection (available via Site Solver subscription or the Site Intelligence Add-on) that pulls real zoning data and parameters for a parcel directly into TestFit's Properties Panel.
Setback — An adjustable boundary — Front, Side, or Rear — representing how far a building must sit back from the property line to comply with local zoning; setbacks can be dragged in 2D or 3D, or stepped to vary at different building heights.
Automatic Setback Labels — A feature that analyzes surrounding road data to automatically classify each edge of a site as front, side, or rear (color-coded on canvas), prioritizing higher-importance roads when assigning "front"; any assignment can be manually overridden.
Zoning Profile — A saved set of zoning and deal-metric targets (unit count, parking ratios, height, FAR, and more) that TestFit compares a design against, returning a pass/fail rating shown with color indicators in the Data Output table. Zoning input scores compliance — it does not alter the generated building.
Cut and Fill — The calculation of earthwork needed to reach a target site elevation: "cut" is material removed, "fill" is material added, including associated costs for cutting, filling, importing, and exporting material.
Flattened Site — A grading scenario in which the entire site terrain is leveled to one uniform elevation.
Flattened Building Footprints — A grading scenario in which only the ground under building footprints is leveled, leaving the rest of the site's existing terrain untouched.
Auto-Graded Site — A grading method that adds cut/fill material around building footprints, sloping at a set ratio to blend into the surrounding existing terrain.
Balancing the Site — Automatically setting the reference elevation so the volume of cut material equals the volume of fill material required.
Relative Elevation / Absolute Elevation — Two ways to express site elevation: relative elevation is a plus/minus offset from the balanced default elevation, while absolute elevation is a fixed, independent value.
Daylight Exposure — A visualization that color-codes each building surface by how much sunlight it receives over a selected period, helping evaluate solar gain and shadow impact; in Higher Density it can also auto-adjust building heights to optimize light while meeting envelope minimums.
Yield Estimator — A financial-analysis tool for building and comparing simple yield-on-cost models directly within TestFit, evaluating returns under different assumptions and design schemes.
Yield Model / Yield Models Library — A Yield Model is a financial projection tied to a specific site and scheme, calculating expected returns from chosen assumptions; the Yield Models Library is the repository of a project's saved yield models, edited via the Yield Estimator Editor.
Reports, Exporting & Metrics
Tabulation / Extended Tabulation — Tabulation is the Data Output Panel summary of key project statistics (site acreage, FAR, DU/AC, unit counts, building height, parking stalls, efficiency) for a scheme; Extended Tabulation is the more detailed per-floor and total area take-off used when exporting to CSV or PDF.
FAR (Floor Area Ratio) — A density metric equal to gross square footage divided by site area.
DU/AC (Dwelling Units per Acre) — A residential density metric equal to total dwelling units divided by site acreage (DU/HA for the metric equivalent).
NRSF / NRM (Net Rentable Area) — Total unit area plus balcony area (only when balconies are toggled on).
Efficiency (EFF%) — NRSF divided by gross square footage.
Gross Conditioned SF / GROSS — Gross Conditioned SF is NRSF + Common + Stair + Lifts + Amenity + Back-of-House; GROSS adds External area (garage gross area plus balcony area) on top of that.
COMMON — Corridor area, including the run-up to stairs or lifts, counted separately from unit area.
UNALLOCATED (Unallocated Area) — Building floor space that doesn't fall into TestFit's standard categories (NRSF, Common, Stair, Lifts, Amenity) but is still counted in gross area — typically leftover space where a constrained unit database or imperfect unit-to-geometry fit left units unplaced.
Bldg CVG% / Imp CVG% — Building footprint, or impervious surface, expressed as a percentage of total site area.
AVG (Average) — Average unit size in NRSF; for parking, AVG is total garage area divided by total stalls.
Parking Ratio — Parking stalls per unit.
Export/Share — TestFit's export feature converting project models and data into industry-standard formats — PDF, DXF, SVG, SketchUp, CSV, glTF, and the proprietary TFRVT (Revit) format. Map Data Layers (topo lines, wetlands, flood zones, parcel info) do not export with the design.
Export to SketchUp — An export function transferring a design into SketchUp while preserving geolocation, so the project's real-world site location and satellite imagery context are available once opened.
TestFit Add-in for Revit — A software extension integrating TestFit's site design directly into Autodesk Revit as a dedicated tab, letting a design be imported into a Revit project (works with Revit 2018–2026, not Revit LT).
Geolocate DXF Export (WGS84) — A DXF export option embedding real-world latitude/longitude coordinates so the file opens already positioned at its correct geographic location in CAD or GIS software.
Account & Administration
Admin Tools — A feature set in the TestFit portal giving administrators organizational management capabilities across Admin Permissions, Default Permissions, Groups, Users, and Licenses.
Groups — Organizational units in the TestFit portal for managing user permissions in bulk; every company has a default "Everyone" group, and permission changes at the group level apply instantly to every member.
Measurement System (Imperial / Metric) — A project-level setting, chosen before a site is created, determining whether the project uses Imperial (feet/inches) or Metric (currently millimeters, not meters) units. Once a site is created and a credit consumed, this setting locks for the project.
